The seller and I met in 1994 when I sold their Russian Hill condominium, listed for $599,000. At the time I was with TRI Realtors. On the offer date, the seller and I were greeted by 10 agents queued up in the lobby waiting to present their offer to the seller. The successful offer was 16.3% over the list price, $650,000. The seller was exhausted, but thrilled! A very exciting time as this marked the FIRST multiple offer event!
Fast forward 19 years, 2013. The seller called me to sell their Cow Hollow home. The list price was $3,200,000. I hosted the first ever Bohemian Pop-Up Party at the house, creating interest, attention and excitement around the Union Street house. 11 offers resulted in a $4,200,000 sale price, 33.1% over the list. Once again the seller was thrilled and said,
"Debbie, You have been great. Of course we knew you would be!!"
After all these years some things never change, I cherish my client's kind remarks and it always brings a smile to my face. Thank you for taking time to read this.
Sincerely,
Debbie Hemingway

Cow Hollow
Tucked between prosperous Pacific Heights and the trendy Marina, Cow Hollow is an oddly monikered but charming slice of San Francisco. Named for it's past life as grazing grounds for the cattle owned by Pac Heights dwellers, today it is home to one of the city's most attractive shopping and dining areas along tony Union Street. Gorgeous specimens of Victorian and Edwardian architecture as well as deco-era apartment buildings line these blocks. Home investors will find a nice blend of mixed-use buildings and single family residences to choose from. Of course, the major draw is Union Street, a premiere shopping district. Many restaurants, some with sidewalk seating, are a prime perch for watching the patrons of Union Street's home and fashion boutiques, jewelery and antique stores, spas and salons. This is also a nightlife destination, with wonderful restaurants, cafes and wine bars. Give out of towners a uniquely non-touristy peek at San Francisco with a trip to the curious and historic Octagon House, which houses a small museum; the beautiful, freshly restored Lombard Gate to the sprawling Presidio; and take in the gorgeous Bay views from the Lyon Street steps. Several bus lines serve the neighborhood and cabs are never too hard to find. The neighborhood's natural food store makes grabbing groceries for a quick dinner a breeze. Many find Cow Hollow to be one of the city's most livable neighborhoods, with friendly people, great shopping and beautiful homes.
